One Exchange Square is an office redevelopment sitting on the edge of the Broadgate Campus, where sustainability has been the core design principle from the beginning. Acting on behalf of LaSalle Investment Management and Permodalan Nasional Berhad (PNB), M3’s role has spanned the full lifecycle of the project - from design inception and securing planning consent through to delivery and practical completion.
One Exchange Square represents a bold reimagining of a 1980s office building into a next-generation, net zero carbon workplace. Designed by Fletcher Priest Architects, the 13-storey scheme will deliver 430,000 sq ft of premium workspace and 17,000 sq ft of retail, fronting both Bishopsgate and the newly landscaped Exchange Square.
Sustainability is at the core of the design, with the 100% electric building featuring advanced mechanical systems and integrated management systems to minimise operational energy use. Every floor features landscaped terraces, totalling over 33,000 sq ft, enhancing biodiversity and providing occupiers with access to outdoor space.
The vision was to create a building that not only meets the evolving needs of occupiers but also sets new benchmarks for sustainability, wellbeing, and urban integration. The project is targeting BREEAM Outstanding, NABERS 5*, and WELL Platinum certifications - placing it among the most environmentally advanced developments in London.
A defining feature of One Exchange Square is its adaptive reuse strategy. By retaining 90% of the existing structure, we are achieving a 50% reduction in embodied carbon compared to a typical new-build office of similar scale. This approach will save approximately 7,600 tonnes of CO₂e, aligning with the Greater London Authority’s 2030 carbon targets.
Supporting wider ambitions to grow a circular economy of materials, excess steel from the structure has also been shared with the Oasis-Play project in Stockwell for the construction of a new office and nursery classroom. Committed to supporting this project, the M3 team has also held a volunteering day on site.
As Development Manager, M3 Consulting has led the project from its inception, overseeing:
- Feasibility and strategic planning, working closely with PNB and LaSalle since 2020
- Stakeholder coordination, including planning consultants, architects, engineers, and sustainability experts
- Procurement and contractor selection, culminating in the appointment of Multiplex as the main contractor
- Programme and budget management across the lifecycle of the project
- Sustainability integration, embedding ESG principles throughout the design and delivery process
Beyond its environmental credentials, One Exchange Square is designed to foster wellbeing, productivity, and community. The building includes an 8,000 sq ft amenity lounge, a striking double-height reception, and cycle facilities for 801 bikes. The surrounding public realm has been significantly enhanced, with improved connectivity between Bishopsgate and Exchange Square.
The development sits at the centre of a vibrant mix of neighbourhoods including Spitalfields, Shoreditch, and the City of London, offering occupiers access to world-class amenities, cultural destinations, and transport links.
One Exchange Square has already been recognised as an exemplar project by the UK Green Building Council, showcasing best practice in non-residential refurbishment.
It reflects M3’s commitment to delivering resilient, future-proofed assets that respond to the demands of modern occupiers and the climate emergency.
