One Broadgate was a major refurbishment project that combined the requirements to refit vacant floors, upgrade landlord plant, carry out incoming tenant fit out, and improve the ground level interface within an occupied office building.

Ahead of the client obtaining vacant possession of around 50% of the building, M3 was commissioned to lead a team in a refurbishment of the building, with the remaining major tenant in situ occupying the other half of the building. All of the vacant floors were stripped back to shell and core, and refurbished to a minimum of Cat A.  Whilst the on floor services were replaced on the vacant floors only, the main landlord plant was replaced as part of the project.

  • Obtaining planning consent, changing the ground floor uses from commercial to retail
  • Agreeing and implementing a phased mechanical and electrical services replacement strategy, which successfully split the responsibility for on floor services, and major landlord plant replacement, between the refurbishment contractor and the Landlords FM team, Broadgate Estates
  • Phased refurbishment of reception, to minimise in situ tenant disruption
  • CAT A fit-out of all floors to facilitate incoming new tenants, and full tenant fit-out as turnkey solution for Royal Mail on one of the completed floors
  • Successfully liaising with the in situ tenant, to manage the works in way to minimise impact on their business
