Built in the 1990s as a state of the art banking facility, the refurbishment of 1 Triton Square provides the amenities, flexibility and additional floor area to support a diversifying occupier profile on the campus.
M3’s involvement began with feasibility studies to evaluate redevelopment or refurbishment options for the building, taking into consideration a number of constraints, such as staggered lease expiry, retaining community facilities, the view corridor and local views, and minimising disruption to campus-wide operational functions. The preferred solution adapted the highly bespoke building to provide updated, flexible office spaces, through creative infill and a three storey extension.
As well as leading the team through the feasibility, design, town planning and procurement, M3 assisted in the vacant possession strategy and the successful pre-let of the offices.
