Paddington Over Station Development is a 238,635sqft NIA commercial-led scheme situated in the City of Westminster, positioned directly above the eastern entrance to Paddington Station and adjacent to the Paddington canal. The development will provide a 19-storey building comprising 15 floors of office accommodation and ground floor retail with each office floor benefitting from private, south-facing terraces.

Designed by Grimshaw Architects, the scheme cantilevers above the LU station concourse, integrating a prominent new canal-side entrance to the station. The project is to deliver a best-in-class workplace environment with exemplary sustainability aspirations, targeting BREEAM ‘Outstanding’, EPC A, 5.5* NABERS, WiredScore Platinum Enabled, and WELL Platinum, while aligning with Helical’s Circular Economy principles to achieve net zero carbon in construction and operation.

M3 are acting as Project Manager and Employer’s Agent appointed from Stage 2 through detailed design, and into delivery, leading a collaborative team approach to realising the client’s ambitious brief.
