One Portal Way is a masterplan for a mixed use scheme in the heart of North Acton and the Old Oak & Park Royal Development Corporation (OPDC) regeneration area. The masterplan aims to provide a new green heart for North Acton through the creation of a new central public park at the centre of the site providing space for the community to come together and establishing clear routes to local transport hubs. The proposals provide 1,300 new homes, majority as a Build to Rent offer within 3 c.50 storey towers, with flexibility in the consent for an additional 380 co living or student homes, 180,000sq ft of Office use, 125,000 sq ft Hotel and additional community uses. The scheme minimises carbon in use through a highly efficient building fabric and efficient building services plant with heat recovery. The scheme also significantly improves the ecology and biodiversity of the site and the non-residential elements will target a BREEAM Excellent rating.
