A 75,750 sq ft NIA office with 22,400 sq ft of retail located in the City of London. M3 completed an opportunity study to scope re-development and refurbishment options and establish the greatest risk-adjusted return on investment for our client. The constraints of the site included a Grade II listed bath house located within the title, restrictive covenants imposed by the adjoining Grade II listed Church, Crossrail tunnels and extent of London Wall, and a scheduled ancient monument both running beneath the site. Our input contributed to successful sale of the site for onward re-development.
