A 700,000 sq ft commercial office scheme bookending the Paddington Central campus, adjacent to Paddington Station. M3 was instrumental in developing the concept for this mixed-use scheme, creating a destination at the western end of the Paddington Central campus.

The development provides a new public route linking the campus to the neighbourhood to the north, alongside a triple-height winter garden and a substantial provision of affordable workspace. M3 developed the planning strategy to secure a highly flexible consent, allowing for a range of potential uses including retail, leisure, conference, and workspace.

The application was successfully steered through a GLA call-in process and approved by the Mayor of London.
