40 Pelham Street transforms a long, narrow, disused site in the Royal Borough of Kensington & Chelsea into two high quality office buildings among three landscaped courtyards, with the western building constructed of Cross Laminated Timber. It is bordered by Grade II listed houses and being a constrained site has required detailed attention to construction logistics and techniques to optimise delivery. M3 led the scheme from feasibility, through the concurrent planning application with adjacent building 80 Pelham Street, both owned by the Wellcome Trust who have a significant land holding in South Kensington. The project is due to commence on site in Q4 2023.
