We were delighted to have hosted two ambitious, talented individuals for work experience and internship over the summer.  Makeda Christie gained experience supporting with our business enablement team in May and June, while Max McLean shadowed project teams to gain a better understanding of development projects in August.

It was a challenge to shake off our rusty joints to participate in both the JLL Triathlon and LGN Wellbeing Property 5k run in the last couple of weeks.  But it was great to see our colleagues in the industry out and about! 


With the summer drawing to a close, it very much feels like we are inching towards another phase of the "new normal".  We are looking forward to making a success of it.

It's winter amidst a lockdown. 


But, if there's one thing the M3 team can do, it's to spot gems among rocks.


The entries to our nature themed in-house photography challenge, in support of mental health charity Mind, remind us that we're surrounded by all sorts of wondrous, beautiful and sometimes comical things. The winning entry (above) by Danielle, is literally quite uplifting.

Let's give a shout out to Martyn Evans and Mike Pearce, who celebrated their 5th and 15th anniversary at M3 respectively this past week.


Martyn's achievements had already included complex large scale mixed use projects at Bloemfontein Road, White City and RCA's Battersea Campus, and since joining M3 he has driven the success at 100 Liverpool Street.


Mike, who brought experience on challenging projects including Heathrow Terminal 5 all those years ago, has steered the delivery of such London icons including 201 Bishopsgate and The Broadgate TowerThe Leadenhall Building and the listed 1FA, Broadgate.


Perhaps more inspiring than their profound knowledge of development complexities is their pure enjoyment of the whole process after all these years. It's quite frankly infectious and that may very well be the key to their successful teams.

We start the year with excellent news and hearty congratulations to newly qualified chartered surveyors Christian Riley and Jim Webster. They have been instrumental to achieving planning permission at 5 Kingdom Street and practical completion at 100 Liverpool Street respectively, no doubt with many more successes to come. Well done!

M3 has been involved at 1FA, Broadgate for years, from helping to negotiate its listing through to its completion in 2019. So it's been especially gratifying that this forward thinking project within a listed building has been receiving the recognition it and the team deserve - winning the BCIA Commercial Project of the Year and the New London Awards Conserving Prize in November.   


The dedication and collaboration by the whole team, from early feasibilities and design through construction and handover, to create something special were quite simply a joy and it's been a real honour to be part of the team.

The pandemic has been a challenge for everyone - especially to the most vulnerable and the heroes who have stepped up to help them.


Over the last few months, the M3 team has aimed to pitch in, in small but meaningful ways.  As a company, we are participating in a fruit donation scheme to keep our frontline heroes healthy at King's College, St George's, St Thomas', Hammersmith, Charing Cross, and St Mary's Hospital.


As individuals, 20% of our staff have signed up to make regular donations to causes close to their hearts from their salaries through Payroll Giving,  M3 team members have also participated in our Donate an Hour initiative, with proceeds to go to Redbridge Food Bank or a charity of their choice.


As the country navigates through the impacts of Covid-19, we are more committed than ever to do our bit to support the wellbeing of our communities.

Amidst this challenging year, it's good to know that we've got Richard Cowan and Gary Tompkins leading the way.  This summer we've celebrated both of their 20 year anniversaries at M3. 


Joining in May and June 2000 respectively, Richard and Gary have been instrumental in establishing our ethos of excellence and growing the business.  They've helped steer the company through the upticks, downturns and rapid change over the last two decades, and continue to do so at the helm of our practice standards (Praxis) and human resources (People) operations, while setting the example in leading projects.

After three months away, the M3 Office has implemented a phased return to the office for those who wish to return, on a rota system. We appreciate that home working isn't for everyone, and we've made arrangements for appropriate social distancing, additional cleaning, PPE, and ... a lot of stickers.


We would expect that it's business as usual, although it'll be a new challenge mixing modes of meetings and work places.  Somehow, this feels like a fast-track to the future new normal.  In a way it's exciting, but we'd rather the circumstances were different.

It wasn’t exactly the sort of thing we had in mind when we prepared our Business Continuity Plan, but here we are. We acted swiftly and nimbly, and like many others, we felt our way through the new reality of Zoom, Teams, and working from home.  We are pleased to say that with the efforts of the whole team, the business continued without a hitch.


The challenge was to help staff feel at home, so to speak, working from home. Screens, chairs, and internet boosters were deployed as requested to sort the functional part.  Flowers, chocolates, and on-line socials were organised to help keep the spirits up. But there is more to do while the lockdown continues. As employers and consultants, we are listening.

Sustainability involves a series of complex decisions for development projects. In our capacity as development and project managers, we aim to incorporate considerations of environmental, economic, social and wellbeing factors alongside our clients’ organisation and project objectives into the project brief from early stages.


BREEAM is an important industry standard and we are very proud that One Triton Square (Project Mint) has been recognised by the BRE with the BREEAM 2020 award for Commercial Project – Design Stage.  It’s a testament to the client British Land and the team for the collective drive for creating sustainable, healthy work places, and we’re keeping it up throughout construction targeting completion with an ambitious 93.5% score.

Committed to our environment and community, we’re promoting reuse by auctioning refurbished ex-IT equipment to staff, and donating the proceeds to charity.  Thanks to the generosity of the staff, we’ve raised £500 for RNLI and Hackney Winter Night Shelter.

2019 had its ups and down - and a bit of going in circles to be honest. I think we are not alone on this. Uncertainty became the norm, well for the majority of the year

As usual, we ploughed forward, and the hard-earned results did indeed materialise. In 2019, we led fantastic teams to secure practical completion of 1FA, Broadgate and disposal of four development plots at Nine Elms Park in Wandsworth. We started on site at St Annes's at Regent's Place and Blossom Street in Shoreditch. Right Just before Christmas, we secured practical completion for 20 Finsbury Circus, a great way to finish the decade

In the first month of the new decade, we achieved planning approvals to enable development at Nine Elms Park, and handed over 135 Bishopsgate at Broadgate.

That's a pretty good start for the decade, and we have great clients and teams to thank for it. Bring on the 2020s.
