The planning scheme for Duke’s Court offers 62,000 sq ft of high quality office spaces, with a 45% overall uplift on the existing building. The scheme enhances the retail units on ground and basement levels and rationalises office spaces compromised by level changes.

M3 was initially asked to review options for the re-use of this existing office building, to determine optimal use, massing and opportunity to support The Crown Estates’ retail strategy for the area. We adopted a structured, value-led approach to the study, identifying the site’s constraints and opportunities. Using this information, we briefed and led a multi-disciplinary team developing proposals for this high-value asset, culminating in a planning submission in August 2015.
