338 Euston Road is one of the original Euston Centre buildings which, through a series of targeted, value enhancing refurbishment efforts, continues to provide high quality, sought after office space. M3 oversaw comprehensive refurbishment of landlord and office spaces including a new reception, lift lobbies, toilets, and a new ground level retail unit. The building was occupied, which meant it was important that any works effected minimal impact on the day to day workings of the occupiers. This was successfully achieved through careful planning and regular communication with the occupier, landlord and contractor.

The completed works allowed significant uplift in rents in the building and through the rent review process increased the overall value of the Regent’s Place Estate.
