The Rathbone Place mixed use development aimed to incorporate the redundant Royal Mail site back into the Fitzrovia bustle with the introduction of 559,000 sq ft of residential, commercial and retail space around a new public square.

From the outset, M3 worked closely with various internal Royal Mail departments to review the feasibility, strategy and timing for the relocation of their operations and disposal of the site. Leading a team to secure value through the submission of a planning application, M3 also spearheaded the resolution of property and technical issues, including safeguarding Mail Rail infrastructure, complex rights of light strategy and Crossrail interfaces. M3 subsequently managed the successful disposal.
