Broadgate

Broadgate is the heart of The City of London for global financial institutions. M3’s involvement in its evolution has helped make it an exemplar for commercial real estate.

Long Term Property Strategy

Broadgate now comprises 4.4 million square feet in 16 buildings. M3 has been development manager to owner British Land since 1997. Our role has been to provide help with the complexities of improving and expanding the development. We have advised on property strategies and long term planning. This has created and protected value through large development projects, refurbishments, fit outs, public space improvements and disposals.

Creating New Value

We work closely with British Land to shape the design briefs for new developments. Collaborating with design teams, occupiers, estate managers and third parties, we create office spaces that exceed BCO Guidelines and achieve the highest environmental standards:

  • At 10 Exchange Square we led the redevelopment of an existing occupied building, doubling its area and improving the local public realm.
  • On the new air rights raft for 201 Bishopsgate we conceived the basic principles for the raft and managed the complex phases of planning and implementation to add over two acres of new land.
  • At 201 Bishopsgate and The Broadgate Tower we helped create a project that was, at the time of construction, the largest speculative development ever built in The City of London.

Improving Asset Value

Our thorough understanding of the essence of Broadgate has provided significant benefit to the Client’s programme of continuous improvement. We have overseen extensive consultation, negotiated legal agreements, managed design development and implemented numerous individual projects to provide:

  • Improved sustainability measures
  • Higher quality base buildings
  • Better public realm, wayfinding and security
  • Increased accessibility and activity

The combined effect of these has helped attract many new tenants, thereby underpinning and improving the asset value.

Planning for the Future

We have undertaken a number of studies for future development opportunities across the Estate. One of these was Broadgate 2020. Taking into account factors such as planning constraints, air rights opportunities, conservation requirements and landmark buildings we identified a number of opportunities for significant redevelopment. Our final report on this extensive study proposed a consolidated strategy for maintaining Broadgate’s competitive edge and global prominence for the future.
